Pre-Purchase Property Inspections

Know What You’re Buying Before You Commit

Buying a property is one of the biggest investments you’ll make. What you see at an open home is only part of the story. Hidden defects, moisture issues, structural movement, roof problems and ongoing maintenance concerns can quickly turn a seemingly perfect property into an expensive mistake.

Jethsons Building Inspections provides comprehensive pre-purchase property inspections to give you a clear understanding of the property's condition before you buy.

With extensive practical construction experience, we inspect your property from a builder’s perspective — identifying defects, assessing their likely causes and explaining the potential impact and maintenance considerations.

Protect Your Investment Before You Buy

Finding a problem before purchase is far better than discovering it after settlement.

Your inspection report includes clear observations, detailed findings and supporting photographs, helping you understand what has been identified and exactly where it is located.

What We Inspect

Our inspections cover accessible areas of the property, including:

• Structural elements and signs of movement

• Roof coverings and roof void

• External walls, finishes and cladding

• Internal walls, ceilings and floors

• Moisture, dampness and water-related concerns

• Doors and windows

• Subfloor areas, where accessible

• Drainage and external areas

• Signs of termite or pest activity

• Safety concerns and potential hazards

• General deterioration, defects and maintenance issues

Buy With Confidence. Inspect Before You Invest.

Pre-Sale Property Inspections

Prepare Your Property Before You Put It on the Market

A pre-sale building inspection gives you the opportunity to identify potential defects before a buyer does. Knowing the condition of your property upfront allows you to address important issues, plan repairs, improve presentation and enter negotiations with greater confidence.

Why Get a Pre-Sale Inspection?

Sell With Confidence Identify potential problems early and avoid unexpected surprises during the sale process.

Reduce Delays Address significant defects before they become an issue during buyer negotiations or inspections.

Dilapidation Reports

Protect Your Property Before Construction Begins

Construction, excavation and demolition works can potentially cause damage to surrounding properties. A dilapidation report provides a detailed record of the property's existing condition before nearby works commence.

At Jethsons Building Inspections, we document visible cracks, movement, damage and other existing defects with detailed observations and photographs. This creates a clear before-and-after record that can help establish whether any damage was pre-existing or occurred during construction.

Our Dilapidation Reports Include

Detailed inspection of accessible areas

Internal and external condition assessment

Existing cracks, defects and damage documented

High-resolution photographs

Clear descriptions of observed conditions

Identification of existing deterioration

Comprehensive written report for your records

Why Have a Dilapidation Report?

A professional dilapidation report provides an independent record of the property's condition and can help protect property owners, builders and developers from potential disputes.
